Light Fixture Installation in San Francisco, CA

Lighting is one of the quickest ways to make a San Francisco home feel better, especially in the dark months and in flats where light comes mostly from the front and back. Many older homes still have a single ceiling fixture per room, outdated sconces or fixtures that have been painted over many times. Condos often come with builder-grade lights that owners want to replace. Changing a fixture sounds simple, but in older buildings it can involve plaster ceilings, old boxes, ceiling medallions and wiring that deserves a careful look.

We install new ceiling lights, pendants, chandeliers, flush mounts and wall sconces, whether we're swapping an old fixture or putting light somewhere it's never been. We turn off power, remove the old fixture, check the box and wiring, and install the new fixture with the right mounting hardware. Heavy fixtures get a properly supported box, and we protect plaster and ceiling medallions as we work. When the job needs new cable, a new box or a new switch, our licensed electricians take care of it, and if we find damaged wiring or old knob-and-tube at the box, we replace the bad section before the new fixture goes up.

What this covers

  • Ceiling light and flush-mount replacement
  • Pendant and chandelier installation
  • Wall sconce replacement
  • Exterior porch and entry lights
  • Dimmer, smart switch and new switch installation
  • Fixture height and chain adjustment
  • Plaster and medallion protection
  • Old fixture removal and cleanup
  • New light locations and added switches
A note from around here: Ornate plaster medallions in Alamo Square and Duboce Triangle Victorians, simple ceiling lights in Sunset rowhouses and recessed or track lighting in SoMa lofts all need different care when fixtures are changed.

How a light fixture installation visit usually goes

Check Power and Box

We shut off the circuit, confirm it's off and inspect the box, mounting and wiring before removing anything.

Remove the Old Fixture

We take down the old fixture carefully, protecting plaster ceilings and medallions and noting how the wiring is connected.

Install and Secure

The new fixture is mounted with the correct hardware, wired to the existing circuit and secured, with heavy fixtures supported by an appropriate box and brace.

Test and Tidy

We restore power, test the fixture and any dimmer, adjust the height or alignment and clean up packaging and dust.

Exterior lights take a beating in San Francisco's fog and salt air, especially on the west side and near the Bay. Fixtures with cheap finishes rust, gaskets fail and moisture gets into sockets. When we replace porch and entry lights in the Sunset, Richmond or near the water, we recommend fixtures rated for damp or wet locations with corrosion-resistant finishes, and we seal the canopy to the wall so water doesn't get behind it. Inside, we often swap dated fixtures in rental flats between tenants, replace bulbs and diffusers in hard-to-reach high ceilings, and update lighting in kitchens and hallways to make dark Victorian rooms feel brighter. Long, narrow railroad-style flats in the Mission and the Western Addition often have a dim middle hallway and a windowless bath, and a better ceiling fixture or a pair of sconces on the existing boxes changes how the whole unit feels. In remodeled condos we also replace the dated pendants over kitchen islands and swap fixtures to match a new paint scheme, always within your building's rules on work hours and noise. If you're not sure what will fit a box or a ceiling height, send a photo and we'll help you narrow it down before you buy.

What shapes the price in San Francisco

Light fixture installation cost depends on the type of fixture, how heavy and complex it is, the ceiling height and the condition of the existing box. A simple flush mount is quick, while a large chandelier with many parts, a tall stairwell fixture or a box that needs reinforcement takes longer. Plaster ceilings and decorative medallions require more care. Exterior fixtures on stucco or older siding may need sealing. Installing multiple fixtures in one visit is usually the most efficient approach. Assembling fixtures with many arms or crystals, hanging pendants at a precise height over an island, and replacing a fixture in a stairwell where a standard ladder won't sit level all take longer than a simple swap.

Neighbors often ask

Can you hang a heavy chandelier on my plaster ceiling?

Yes, if the box can support it. Heavy fixtures must be mounted to a box and brace secured to the framing, not just to the plaster or lath. We check the box and replace or reinforce it when needed, and we protect the surrounding plaster and any decorative medallion during installation.

Can you add a light where there isn't one now?

Yes. Our licensed electricians run new cable from a nearby circuit, set a box at the spot you choose and add a switch or dimmer where you'll actually reach for it. In plaster-and-lath ceilings we fish the cable through the attic or the floor above whenever possible, then patch and touch up any openings so the room is finished when we leave.

Can you install dimmers?

Yes. We install standard dimmers and smart dimmers, and we make sure the dimmer is compatible with your fixture and bulbs, especially with LEDs, so you don't get flicker or buzzing. If a box is too shallow or the wiring inside it is worn out, we fit a deeper box and replace the tired section so the new dimmer sits safely.

What if my old fixture is attached with no box at all?

Some older homes have fixtures mounted directly to the ceiling without a modern electrical box. We correct that before a new fixture goes up: we install a proper box anchored to the framing, replace any brittle wiring at that spot and then mount the new light. We'll show you what we find before we start so there are no surprises.

Do you install outdoor or motion-sensor lights?

Yes. We replace porch and entry lights and add new ones where you want them, using fixtures rated for wet locations and sealed properly against fog and rain. Motion sensors, dusk-to-dawn photocells and timers get set to your preference, and any new outdoor circuit is run by our licensed electricians.
